Friends of ours have had problems with their tenants paying rent. How can you ensure that doesn't happen to us - we rely on the rent to service our loan?

We understand completely. Firstly we screen tenants financially as mentioned above to make sure they can afford the bond and rent. Once due, tenants have a variety of payment options open to them. They can set up automatic debit, they can pay by phone or internet 24 hours a day. They can pay cash over the counter at the Post Office. They can pay using credit cards, debit accounts or even B-Pay. We have made rent payment easy and convenient to suit every tenant’s needs.

What about arrears? I've heard this can be a very difficult problem to solve.

In most cases, if handled properly, the solution is simple. At Properly Managed we know that most arrears result from the tenant actually being preoccupied with life or work pressures and overlook their rent payment. The number of arrears is minimal due to our user friendly rent payment system, but we know prevention is the way to go. Tenants have the option of an automatic SMS reminder service a couple of days before their rent is due. Should the rent become due and not paid we SMS courtesy reminders. This solves the issue in most cases, but should the rent stay in arrears for 7 days we progress though the industry regulated process until resolved.

I've seen the TV coverage of tenants trashing properties – that scares me. How can I be sure you will get me a quality tenant?

We know the quality of tenant is a legitimate concern for property owners and one that we take very seriously indeed. We also know happy tenants are long term tenants! We interview applicants and listen to their needs making sure the property is suitable for their work, education and lifestyle needs. We perform a 100 point check, search 2 different tenancy databases to verify past and current rental history, plus verify their employment situation to ensure they can pay the bond and ongoing rent. Once a prospective tenant has successfully progressed through these steps, they are then presented to you for final approval. We then begin the tenancy documentation.
